Propana Market Update: Record International Investment and Prime Opportunities Across Marbella, Estepona & Benahavis
The Southern Spanish real estate market continues to demonstrate remarkable strength across our three key destinations. Marbella leads the charge with an impressive 13.92% surge in sales year-over-year, while property prices have increased by over 13% to reach an average of €4,961 per square meter. Estepona maintains steady growth with a 1.65% increase in sales, demonstrating consistent market stability and is by far our most sought after area. Our new project, Pied a Terre is receiving an incredibly positive reception in the market – fuelled by a great price point and unique architecture. Benahavis experienced a 20.52% decrease in sales, primarily due to limited new stock availability rather than decreased demand, as this prestigious hill-top municipality remains highly sought after.
At Propana, we’re seeing exceptional international investment activity, with foreign purchasers reaching a record high of 34.75% of all home sales in Málaga province. Across all three municipalities, 8,243 properties were sold, with resales dominating at 7,535 transactions. The luxury segment thrives with properties averaging €5,253,702, while developments like UNO Beach Residences in Marbella’s Golden Mile command prices up to €20 million. Our project management department continues to help clients manage their projects. We have an exciting reform project starting in September for clients based in Oman and a new build project for a client based in Malaysia. We are currently scheduling work for 2026 and have limited capacity remaining for project management or project oversight.
